Commercial Exit Devices and Egress Coordination
Commercial exit devices should never be treated as stand-alone catalogue items. On ICI projects, an egress opening is a coordinated assembly involving the door, frame, hardware set, fire rating, electrical interface, occupancy use and applicable code requirements.
We often see hardware schedules that identify a device type but leave major opening conditions unresolved. Those gaps may not appear during tendering, but they can surface later as RFIs, substitutions, field modifications, failed inspections or turnover delays. Where Hardware Schedules Lose Coordination
A note that says “panic bar,” “exit device” or “rim device” does not provide enough information to procure commercial exit devices accurately. Every device must be connected to a specific opening number and the physical conditions at that opening.
For example, a paired hollow metal door opening requires different coordination than a single leaf. The hardware set must account for the active and inactive leaf, leaf width, handing, latch location, astragal requirements where applicable, stile and rail conditions, trim, security function and frame type. A device that appears correct in a schedule may not suit the door construction or frame preparation shown elsewhere.
Document conflicts are another frequent source of late-stage work. A door schedule may show one configuration while architectural elevations, fire protection details or hardware sets suggest another. Electrified access control may be shown on electrical drawings without clear direction for power transfer, latch retraction, raceways or trade responsibility.

- Door schedules, elevations and frame details
- Hardware sets, functions and trim requirements
- Fire-rated or smoke-control assembly conditions
- Electrical, security and access-control drawings
- Specifications, addenda and hardware revisions

Every Egress Opening Is a Life Safety Assembly
Exit hardware is only one part of an opening’s egress performance. The door leaf, hollow metal frame, hinges, closer, latching hardware, seals, glazing, vision panels and mounting preparations all need to work together. If one component is incompatible with the intended opening function, the installation may require additional review or replacement.
The distinction between panic hardware and fire exit hardware also matters. The required device depends on the opening location, occupancy conditions, fire-rated assembly requirements, authority having jurisdiction expectations and the manufacturer’s listed assembly conditions. A device may operate mechanically as intended while still being unsuitable for the rated opening it is installed on.
Accessibility and daily operation deserve the same attention. Clear width, opening force, lever trim, closer control, vestibule conditions and accessible routes can affect how an opening performs after turnover. We recommend confirming the current Ontario Building Code, accessibility requirements and project-specific specifications rather than relying on broad schedule notes.
Fire-rated doors and frames require compatible components and appropriate preparation. The same is true for hollow metal doors and frames that must accept concealed, surface-mounted or electrified hardware without unplanned field modifications.
Electrified Hardware Requires Early Coordination
Electrified commercial exit devices bring Division 8, electrical, security and access-control stakeholders together at the same opening. Electrified latch retraction, delayed egress, alarmed devices, door position monitoring and request-to-exit functions can introduce dependencies that are not always clear in an early hardware schedule.
Field instructions are a poor substitute for coordinated submittals and shop drawings. By the time hardware is being installed, door and frame preparation, conduit paths and power provisions may already be fixed. That can create avoidable delays, particularly at fire-rated openings where unapproved drilling or modification may affect the assembly.
Before procurement, project teams should confirm:
- Device function and operating intent
- Power requirements and power supply location
- Wire transfer method and door or frame preparation
- Access-control interface and monitoring points
- Commissioning responsibility and sequencing

Close Schedule Gaps Before Fall Turnover

When exit-device issues are discovered during final hardware installation, construction teams may already be managing deficiencies, inspections and commissioning requirements.
Procurement planning protects the schedule by separating complete, approved opening packages from incomplete hardware sets. Commercial exit devices, fire-rated assemblies, specialty trim, cylinders, closers and door-control components can carry different lead times. Releasing a partial set may create problems if later clarification changes the device function, rating, trim or electrification requirements.
A practical pre-installation review should confirm final opening dimensions, door and frame labels, handing, revised hardware sets, electrified rough-ins, available power, keying requirements, signage and installation sequencing. We encourage this review before delivery and installation, not during final inspection preparation.
